Surveyors in Stockton, Middlesbrough & Teesside

Local surveyors who know Stockton, Middlesbrough & Teesside

Teesside grew fast in the 19th century. Middlesbrough began as a planned town in 1829–30, when Joseph Pease and fellow Quaker investors bought land for a coal port on an extension of the Stockton and Darlington Railway. Stockton, an older market town, grew alongside it. Housing from that period of growth is still common across both towns.

Our RICS-qualified surveyors cover the whole North East from our office in Houghton le Spring. We carry out RICS Level 2 Home Surveys and Level 3 Building Surveys for buyers. We also prepare Red Book valuations for probate, capital gains tax, matrimonial cases and Help to Buy across Stockton, Middlesbrough and the Tees Valley.

Homes in Teesside

Victorian terraces fill many streets near the centres of Middlesbrough and Stockton. Linthorpe and parts of Norton have larger period houses.

The 20th century added large inter-war and post-war estates, including some non-traditional construction. Since the 1970s, big private developments such as Ingleby Barwick have added thousands of modern homes.

What we look for

Common checks on Stockton, Middlesbrough & Teesside property

These are the things surveyors look at closely on local property types. They are not problems every home has.

Terrace alterations

Many Victorian terraces have had rear extensions, dormers and new windows. We check how these perform and flag where approvals should be checked.

Non-traditional construction

Some post-war homes use concrete or steel systems. If we identify one, we say so, as lenders may have specific rules.

Flood risk near the Tees

For homes near the river or its becks, check the government’s long-term flood risk service. We note any visible signs of past water damage.

Newer homes

Homes from the 1970s onward can show issues with flat roofs, early double glazing and settlement cracks. We explain what is normal and what needs attention.

Quick guide

Which survey do I need?

In Stockton, Middlesbrough & TeessideA Level 2 Home Survey suits most Teesside terraces, semis and modern homes in reasonable condition. For a large period house in Linthorpe or Norton, a heavily altered terrace, or any home you plan to renovate, choose a Level 3 Building Survey.

Choose Level 2 if…

It's a conventional property

Your new home is a standard house, bungalow or flat, built in the last hundred years or so, and looks to be in reasonable condition. A Level 2 HomeBuyer survey flags anything that needs attention — damp, movement, roof issues — without paying for depth you don't need.

Choose Level 3 if…

It's older, unusual or altered

The property is pre-war, stone-built, listed, significantly extended or converted — or you're planning major work. A Level 3 Building Survey digs into the structure itself: what's wrong, why it happened, and what putting it right will involve.

Still not sure? Call us on 0191 250 8258 — we'll tell you honestly which one you need, in about two minutes.

"A very professional and helpful company who did the level 2 survey on the property I will be buying in Peterlee. The surveyor talked through any concerns I had following receipt of the survey report. I would highly recommend this company for property surveys."

Kieran MarshFirst-time buyer

"We had a level two survey on a 1980s build. I was unsure between a level 2 and 3, and was advised a level 2 in our circumstances, which impressed me as I wasn't oversold a more expensive service. Mark and Nichola were great throughout and answered multiple questions after our survey, which was invaluable as it is our first time buying."
