Surveyors in Darlington

Local surveyors who know Darlington

The Stockton and Darlington Railway opened in September 1825, promoted by the Darlington Quaker Edward Pease. Railway work and industry brought rapid growth through the 19th century. Quaker families built large houses on the west side of town, while workers’ terraces filled the streets closer to the line. Both kinds of home are still common today.

Our RICS-qualified surveyors cover the whole North East from our office in Houghton le Spring. We carry out RICS Level 2 Home Surveys and Level 3 Building Surveys for buyers. We also prepare Red Book valuations for probate, capital gains tax, matrimonial cases and Help to Buy across Darlington and the villages around it.

Homes in Darlington

The West End Conservation Area, designated in 1975, covers much of the town’s early suburban growth, with large Victorian and Edwardian houses. Terraces of the same period are common closer to the centre and the railway.

Inter-war and post-war estates, such as Mowden, and later private housing have filled much of the rest. Villages such as Hurworth and Heighington have older stone and brick cottages.

Property you’ll find here

  • Victorian terraces
  • Large Victorian and Edwardian villas
  • Inter-war semis

What we look for

Common checks on Darlington property

These are the things surveyors look at closely on local property types. They are not problems every home has.

Conservation area controls

In a conservation area, changes to windows, roofs and boundaries can need consent. We note alterations so your conveyancer can check approvals.

Trees near houses

Mature trees in gardens and streets can affect foundations on some soils. We look for cracking that suggests movement.

Period roofs and stacks

Large villas often have complex roofs, valleys and several chimneys. We look at coverings, lead work and signs of leaks.

Damp in older terraces

Solid brick walls and old floors can let in damp. We explain the likely cause rather than just giving a reading.

Quick guide

Which survey do I need?

In DarlingtonFor most terraces, semis and modern homes in Darlington that are in reasonable condition, a Level 2 Home Survey is enough. For a large villa in the West End, an older village cottage, or any home you plan to extend or restore, choose a Level 3 Building Survey.

Choose Level 2 if…

It's a conventional property

Your new home is a standard house, bungalow or flat, built in the last hundred years or so, and looks to be in reasonable condition. A Level 2 HomeBuyer survey flags anything that needs attention — damp, movement, roof issues — without paying for depth you don't need.

Choose Level 3 if…

It's older, unusual or altered

The property is pre-war, stone-built, listed, significantly extended or converted — or you're planning major work. A Level 3 Building Survey digs into the structure itself: what's wrong, why it happened, and what putting it right will involve.

Still not sure? Call us on 0191 250 8258 — we'll tell you honestly which one you need, in about two minutes.

"A very professional and helpful company who did the level 2 survey on the property I will be buying in Peterlee. The surveyor talked through any concerns I had following receipt of the survey report. I would highly recommend this company for property surveys."

Kieran MarshFirst-time buyer

"We had a level two survey on a 1980s build. I was unsure between a level 2 and 3, and was advised a level 2 in our circumstances, which impressed me as I wasn't oversold a more expensive service. Mark and Nichola were great throughout and answered multiple questions after our survey, which was invaluable as it is our first time buying."
