Surveyors in Newcastle

Local surveyors who know Newcastle

Newcastle’s housing reflects its growth as an industrial city. Rows of Tyneside flats sit a short walk from larger Victorian and Edwardian houses. The classical stone streets of Grainger Town, built between the 1820s and early 1840s, are now almost all within the city’s Central Conservation Area. Each part of the city raises its own survey questions.

Our RICS-qualified surveyors are based south of the Tyne in Houghton le Spring, and we cover the whole city. We carry out RICS Level 2 Home Surveys and Level 3 Building Surveys for buyers. We also prepare Red Book valuations for probate, capital gains tax, matrimonial cases and Help to Buy.

Homes in Newcastle

The Tyneside flat is a pair of flats in a two-storey terrace, each with its own front door. They were built in large numbers from the 1870s until 1914, and areas such as Heaton are still full of them.

Elsewhere, Jesmond and Gosforth have many larger period houses. The city also has inter-war and post-war estates, some with non-traditional construction, and a growing number of apartments, both new and converted.

What we look for

Common checks on Newcastle property

These are the things surveyors look at closely on local property types. They are not problems every home has.

Tyneside flat ownership

Upper and lower flats share a roof, walls and often a yard. Ownership is often arranged through linked long leases. We report on shared parts, and your conveyancer should check who repairs what.

Roofs, chimneys and gutters

Many period homes keep original slate roofs, chimney stacks and cast-iron gutters. We look for slipped slates, worn flashings and leaks.

Converted period houses

Where a large house has been split into flats, we look at fire separation, shared services and the condition of common parts.

Non-traditional construction

Some post-war homes were built with precast concrete or steel frames. If we identify one, we say so, as it can affect mortgage lending.

Quick guide

Which survey do I need?

In NewcastleA Level 2 Home Survey suits most Tyneside flats, terraces and modern homes in reasonable condition. For a large period house in Jesmond or Gosforth, a converted building, or anything you plan to renovate, a Level 3 Building Survey gives more detail on structure and repair options. For flats, we also point out the shared areas to raise with your conveyancer.

Choose Level 2 if…

It's a conventional property

Your new home is a standard house, bungalow or flat, built in the last hundred years or so, and looks to be in reasonable condition. A Level 2 HomeBuyer survey flags anything that needs attention — damp, movement, roof issues — without paying for depth you don't need.

Choose Level 3 if…

It's older, unusual or altered

The property is pre-war, stone-built, listed, significantly extended or converted — or you're planning major work. A Level 3 Building Survey digs into the structure itself: what's wrong, why it happened, and what putting it right will involve.

Still not sure? Call us on 0191 250 8258 — we'll tell you honestly which one you need, in about two minutes.

"A very professional and helpful company who did the level 2 survey on the property I will be buying in Peterlee. The surveyor talked through any concerns I had following receipt of the survey report. I would highly recommend this company for property surveys."

Kieran MarshFirst-time buyer

"We had a level two survey on a 1980s build. I was unsure between a level 2 and 3, and was advised a level 2 in our circumstances, which impressed me as I wasn't oversold a more expensive service. Mark and Nichola were great throughout and answered multiple questions after our survey, which was invaluable as it is our first time buying."
