Surveyors in Peterlee

Local surveyors who know Peterlee

Peterlee was designated a New Town in 1948, first as Easington New Town, and named after the Durham miners’ leader Peter Lee. It was built to give better homes to families from the surrounding pit villages. The artist Victor Pasmore later helped design the Sunny Blunts area, including the Apollo Pavilion, now Grade II* listed.

Much of Peterlee’s housing dates from the 1950s to the 1980s, and many homes have been altered since. Our RICS-qualified surveyors are based in Houghton le Spring. We carry out RICS Level 2 Home Surveys and Level 3 Building Surveys, and Red Book valuations, across Peterlee, Horden, Shotton, Easington and Blackhall.

Homes in Peterlee and East Durham

Much of Peterlee’s housing was built by the Development Corporation between the 1950s and 1980s, in a range of designs. Some homes of the period have flat or low-pitched roofs, and some use materials that were new at the time.

Around the town, villages such as Horden, Easington Colliery and Blackhall have long rows of colliery terraces. Newer private estates have been added on the edges of Peterlee.

Property you’ll find here

  • New Town houses (1950s to 1980s)
  • Colliery-village terraces
  • Post-war estates

What we look for

Common checks on Peterlee property

These are the things surveyors look at closely on local property types. They are not problems every home has.

Flat roofs

Flat and low-pitched roofs need their coverings renewed more often than pitched roofs. We check for ponding, splits and signs of leaks inside.

Non-traditional construction

Some post-war homes were built with systems other than brick and block. If we identify one, we say so, as some lenders have specific rules.

Former mining ground

Peterlee and its villages are in a former mining area. We look for signs of past movement, and your conveyancer should order a CON29M coal mining search.

Condition of older terraces

Some colliery terraces have had little investment. We look at roofs, chimneys, damp and rear yards and give you a clear view of likely repairs.

Quick guide

Which survey do I need?

In PeterleeA Level 2 Home Survey suits most Peterlee homes in reasonable condition and conventional construction. Choose a Level 3 Building Survey for a home that has been heavily altered, a terrace in poor repair, or where you suspect non-traditional construction and want more detail.

Choose Level 2 if…

It's a conventional property

Your new home is a standard house, bungalow or flat, built in the last hundred years or so, and looks to be in reasonable condition. A Level 2 HomeBuyer survey flags anything that needs attention — damp, movement, roof issues — without paying for depth you don't need.

Choose Level 3 if…

It's older, unusual or altered

The property is pre-war, stone-built, listed, significantly extended or converted — or you're planning major work. A Level 3 Building Survey digs into the structure itself: what's wrong, why it happened, and what putting it right will involve.

Questions

Surveys in Peterlee: your questions

Why is it called Peterlee?

The town was named after Peter Lee, a Durham miners’ leader. It was designated as a New Town in 1948.

Do you cover Horden, Shotton and Easington?

Yes. We cover all of Peterlee and East Durham, including Horden, Shotton Colliery, Easington Colliery, Blackhall and Wingate.

Can I get a mortgage on a non-traditional house?

It depends on the system and the lender. Some types are acceptable, others need a repair certificate. We identify what we can and tell you what to ask your lender.

Can you value a Peterlee home for Help to Buy?

Yes. To repay or staircase a Help to Buy equity loan, you need an RICS valuation. Our Registered Valuers carry these out.

"A very professional and helpful company who did the level 2 survey on the property I will be buying in Peterlee. The surveyor talked through any concerns I had following receipt of the survey report. I would highly recommend this company for property surveys."

Kieran MarshFirst-time buyer

"We had a level two survey on a 1980s build. I was unsure between a level 2 and 3, and was advised a level 2 in our circumstances, which impressed me as I wasn't oversold a more expensive service. Mark and Nichola were great throughout and answered multiple questions after our survey, which was invaluable as it is our first time buying."
